Pre-purchase roof inspections for home buyers
There’s a lot that needs to happen between viewing a property in person and settlement day. If any of the searches or inspections reveals major problems, it is usually possible to withdraw your offer before settlement of the purchase contract.
You'll typically follow a list of inspections and searches that need to be done. Some of these can be DIY searches and inspections, but for most, you will need the help of a professional.
AllCoast Roofing offer roof inspections to give you peace of mind about your new homes state of repair.
If you’re serious about buying the property, it pays to be thorough. A few simple maintenance checks can sometimes be the difference between buying your dream home and stepping into a costly nightmare.
Flashing Quality
Flashing is a plastic or metal strip that runs horizontally around your roof, covering the edges of the roof and the roof's downspout, which is a vertical pipe that leads rainwater away from the roof. Flashing is designed to keep water from running down your roof and penetrating into your house. We check for split lead flashing, incorrectly installed flashing and loose flashing.
Roof Truss Issues
Roof trusses serve their primary function by supporting the weight and shape of the roof. Roofs sometimes deteriorate over time from water penetration. We look for signs of deterioration of the trusses. Without the suspended ceiling holding extra weight, the ceiling could weaken and the risk of collapse is higher.
A weak or damaged truss can lead to more serious problems like roof framing damage.
Weeds in roof
Weeds can quickly grow in the gutter when it has not been cleaned for some time, this can cause your gutter to rust or overflow. Gutters may need to be replaced if they are too damaged. A gutter can be blocked not only by weeds but also by dirt and fallen leaves.
Roof plumbing
Roof plumbing is all about helping to channel and drain rainwater off your roof. We ensure your gutters and the house's drainage system are working properly.
Electrical
In addition to the roof exterior being inspected, we also assess the roof interior.
Before buying a house, you need to make sure that the electrical system is installed correctly and safely. Where power cannot be turned off (i.e. metre box is locked or cannot be accessed) the roof space will need to be excluded from the scope of the inspection.
We also check
- Incorrect gutter falls
- Inadequate downpipes
- Deteriorating mortar joints
- Missing capping
- Loose antenna mast Broken antenna arms
