Don’t Be Misled by Cheap Roof Painting Quotes

Sadly, there are customer horror stories out there about contractors providing too-good-to-be-true quotes for roof painting without taking into account the full complexity, safety and quality requirements of a roof restoration.
When it comes to roof painting, there are multiple processes that need to be followed and things taken care of to ensure that your roof is properly restored. This includes high pressure cleaning, pointing and replacing roof tiles, applying sealer and applying at least two coats of roof membrane. To do this properly, high quality materials and professionals are required.

To ensure thorough cleaning, we pressure clean is excess of 3500psi, which costs from $500 to $800, depending on the size of your roof and if it’s one or two storey.
Pointing and ridge-capping
Pointing and beading ridge cap tiles and replacing old ones can be a costly process, ranging from a $20 to $25 per lineal metre depending on the condition of your roof. It is recommended to hire professional roofing contractors to complete this task.
Now that your roof has been carefully pointed and cleaned, you may have already noticed the costs – $1500 to $2500 plus GST – which can seem expensive. That’s why I often question the pricing of other roofing services.
Roofing membrane
To apply a primer and two coats on a standard roof we would use at least 10 drums or more. This means that the cost of the three coats of primer and membrane alone would be around $1700.
The expenses mentioned earlier do not encompass the expenses for painting labour. When you are presented with a roof restoration estimate of $2000 and another one for $5000, ask the roofer charging $2000 about the steps they’re excluding from the process.
Safety measures
Would you be shocked to find out that the majority of $2000 “roof painting” jobs are carried out with inadequate safety and quality measures by unlicensed and uninsured fly-by-nighters?
Helpful tips
Make sure you’re getting quality materials from your painter. Don’t be afraid to ask to see where the materials are coming from to avoid getting cheap substitutes.
Once the roof is washed down, check to see if any mould has been removed from the front edge of the tiles. If you notice cleaning lines on your painted roof, it’s still dirty!
If your painter is claiming to clean and point your roof, make sure to ask if their equipment is strong enough to meet the paint manufacturer’s requirements. Most manufacturers require around 3000-4000psi, but 90% of cleaners can only run at 2500psi.
When it comes to the paint, your painter should use the brand that they quoted on. Some top brands include Dulux, Shield Coat, and Global Coat.
